Do I have to use a letting agent to rent out my property?

You do not have to use a letting agent to rent out your property - you can choose to rent privately if you wish. However, JNP's lettings team offer services like tenant vetting, legal compliance, rent collection, and property management, which can save time and reduce risks for landlords when letting.

Do I need to be present at the property during a lettings valuation?

No, but being present allows you to highlight upgrades or ask questions. If access is arranged, agents can still provide a full report remotely.

What if I’m not sure whether I want to sell or let my property?

What is a valuation manager looking for during the property valuation?

The valuation manager will be looking at a number of factors when valuing your property, such as location and proximity to local amenities and transport links, the type and size of the property, its structural and aesthetic condition and presentation, the local rental market and any unique features that may entice a potential tenant (such as a parking facilities, underfloor heating, energy recovery schemes or a balcony).

What should I expect during a rental valuation?

A letting agent will visit your property, assess its condition, size, location, and features, and provide an estimate of its rental value. They may also discuss local market trends and suggest improvements to maximise rental income.
