Changes to our mid term inspections and routine visits

National Lockdown – January 2021

Guidance issued by the Government does confirm that estate and letting agents can continue to work provided that we operate strict procedures to ensure that this work can be carried out safely.  We have reviewed our methods of operation and, following our assessment of the deterioration in the severity of the pandemic nationally, we are introducing some changes to the service we provide to our landlords. 

Mid Term Inspections / Routine Visits

We have had to suspend all routine visits once again to minimise the risk of contact with third parties during a period of very high rates of transmission of COVID -19. We regret any disruption to the service we provide to you but do hope you understand why we feel it necessary to take this step. We have however now started our virtual inspections once again, which is carried out by us or our third party inventory provider via Zoom. This inspection is a physical virtual inspection where we guide your tenant around the property and fill in the inspection report as we see the property. We will then forward the relevant reports through to you as soon as possible with any recommendations. We will be reviewing this set up in line with government guidelines and hope to re-introduced physical inspections towards the end of March 2021 and will be in contact with you again if we feel that it is appropriate to resume routine visits. In the meantime, if you have any concerns regarding this change please do get in touch.

Inventories and Check-Outs

Due to the importance of an accurate inventory, check in and check-out we can confirm at present these are continuing to go ahead with no contact. This means that in most cases landlords and tenants are able to be present at check out, however this will not impact on the outcome of the report. Likewise with check ins in most cases the check in will be complete and then keys handed over outside the property at an agreed time.  We are keeping arrangements with our suppliers under review to minimise disruption wherever possible.
