WHAT TYPES OF SERVICE DO WE OFFER?

1. TENANT INTRODUCTION PACKAGE:

With this option JNP will:

• Find a suitable Tenant
• Undertake credit search references
• Prepare the Tenancy Agreement (for an additional cost)
• Arrange the ‘Check In’ of the Tenant
• Advise the gas, electric & water companies and local council of the change of occupier.
• We can arrange Check Out inventory at the end of the tenancy and also for gas and/or electricity safety checks but these_ will involve additional costs.

NB: With this option, the rent is paid to the Landlord, who is then responsible for the management of the property.

2. RENT COLLECTION PACKAGE:

With this option JNP will:

• Find a suitable Tenant
• Undertake credit search references
• Prepare the Tenancy Agreement (for an additional cost)
• Advise the gas, electric and water companies and local council of the change of occupier
• Collect the rental monies and pay the Landlord each month, less our fees
• At the end of the Tenancy, we will notify the utility service providers and local council to transfer back to the Landlord
• JNP Lettings can arrange the Check Out at the end of the Tenancy and for gas and/or electricity safety checks but these will incur additional costs.

NB: With this option, the Landlord is responsible for the management of the property and for the annual gas safety check.


3. FULL MANAGEMENT SERVICE:

With this option JNP will:

• Find a suitable Tenant
• Undertake credit search references
• Prepare the Tenancy Agreement (for an additional cost)
• Advise the gas, electricity and water companies and local council of the change of occupier
• Collect the rental monies and pay the Landlord each month, less our fees
• Manage the property i.e. deal with tenant enquiries, arrange for routine maintenance of appliances, visit the property for inspection at least 3 times a year.
• At the end of the tenancy we will arrange the Check Out and send copies of the report to both Tenant and Landlord.
• Transfer services back to the Landlord or to a new Tenant

Our Lettings Department is available 6 or 7 days a week to provide advice on a number of issues including, but not limited to, the following:

• Compliance with fire regulations and gas and electrical safety regulations (we can instruct approved engineers on your behalf to provide certification)

• Rental insurance and legal expenses insurance (through Homelet)
• Maintenance issues


TYPES OF TENANCY AGREEMENT

CORPORATE TENANCY: Usually required for a minimum of 3 years. Rent is agreed for the first year with an option to extend for years 2 and 3 at slightly increased rent.

ASSURED SHORTHOLD TENANCY: this offers Landlords a guaranteed right to repossess the property at the end of the term. Tenancies are usually based on a minimum 6 month term.

COMPANY TENANCY OR HIGH RENT TENANCY: applicable when letting to a company or when rent is over £25,000 per annum, for example.

DEPOSITS
From 6th April 2007, new legislation in England and Wales required that all tenancy deposits taken by letting agents or behalf of Landlords are to be paid into a separate dedicated client account. This is to ensure that the Tenant’s deposit is returned in full, or in part, after the end of the Tenancy.
As members of the Tenancy Deposit Scheme (TDS), JNP Letting Department undertakes to place all deposits taken by them, under their Rent Collection or Full Management services, into their separate client account.

RENT COLLECTION
Any rents collected by JNP Lettings under their Rent Collection or Full Management services will be paid into a dedicated client account. Rent will then usually be paid; net of any fees, via transfer to the Landlord’s specified bank account within 10 days of receipt.
